Privacy Policy

Simpler Stories is a brand of Make Bolder LLC, Austin, Texas. This policy explains what information we hold about vacation-rental owners and customers, where we get it, and the choices you have.
The short version
- We contact owners of vacation rentals we have not dealt with before. To do that, we collect public listing details and buy owner contact details from a data provider.
- We make a private preview film from your public listing photos before we contact you.
- We record visits and video plays on your preview page so we know our message reached you.
- We do not sell your information or share it for advertising.
- You can unsubscribe, opt out of texts, have your preview removed, or ask us to delete your information at any time. Section 7 says how.
1. Information we collect and where it comes from

We do not knowingly collect sensitive information such as health, financial account or government ID details. Please do not send it.
2. How we use it
- To make a preview film of your home and tell you about it by email or text.
- To follow up, based on whether you opened your page or watched the preview.
- To make, deliver, host and change the films you order.
- To take payment, pay refunds and keep business and tax records.
- To keep a record of who has opted out, so we do not contact them again.
- To work out which messages and channels are useful, and to improve our service.
We do not use your information to make decisions about credit, insurance, housing or employment.
3. Your preview page
If we sent you a preview, it sits on a private page with a random address. We do not list it in search engines or show it to anyone else. Anyone you forward the link to can open it.
Each message we send has its own link. When that link is opened, we know which message and which email address or phone number it was sent to. The page records visits, video plays and clicks, and sets one cookie (see section 4). We add notes such as "visited" or "watched half" to your record, and these can trigger a follow-up message.
We remove the preview and its media about 60 days after making it if you do not order, or straight away if you ask.
4. Cookies
We set one first-party cookie, visitor_id. It lets us recognise repeat visits from the same browser. We use no advertising cookies and no third-party trackers. Our emails contain no tracking pixels. Stripe sets its own cookies on its checkout page to process payment and prevent fraud.
You can block or delete cookies in your browser. The page still works. Because we do not track you across other websites, we do not respond to browser "Do Not Track" signals.
5. Who we share it with
We share information only with companies that help us run the business, and only what each needs. They may use it only to provide their service to us.

We may also share information if the law requires it, to protect our rights or someone's safety, or with a buyer if the business is sold. A buyer would have to honour this policy.
We do not sell personal information, and we do not share it with anyone for advertising.
6. AI tools
We send listing photos to AI video tools to create camera movement, and we generate music with an AI music tool. We do not send those tools your name or contact details. Photos can show whatever is in them, so if a listing photo shows a person, we do not use it.
We use AI assistants for internal work such as drafting and analysis. We do not give them payment details.

An opt-out on one channel applies to all of them. We act on opt-outs straight away and on other requests within 30 days. We do not charge for this and we will not treat you differently for asking.
When you opt out or ask for deletion, we keep one thing: a minimal record of your email address, phone number and property address on a do-not-contact list. Without it we could not be sure we never contact you again.
8. How long we keep it

9. Security
We use established providers, limit access to the founder and people working for us under confidentiality, and protect accounts with strong sign-in. No system is perfectly secure. If a breach affects your information, we will tell you as the law requires.
10. State privacy rights
Some US states give residents rights to access, correct and delete their personal information and to opt out of its sale or use for targeted advertising. We offer access, correction and deletion to everyone, wherever you live. We do not sell personal information or use it for targeted advertising, so there is nothing to opt out of.
California residents may also ask once a year whether we shared personal information with others for their own direct marketing. We do not.
11. Children
Our service is for adult property owners. We do not knowingly collect information from anyone under 18.
12. Outside the United States
We operate in the United States and our service is intended for owners here. Information is stored and processed in the US.
13. Changes
If we change this policy, we will post the new version here with a new date. If a change affects how we use information we already hold in an important way, we will tell customers by email.
