Terms of Service

Simpler Stories is a brand of Make Bolder LLC, a Texas company based in Austin ("we", "us"). We make walkthrough films of vacation-rental homes from listing photos. These terms cover your use of simplerstories.com and any order you place with us. By using the site or placing an order, you agree to them. If you order for a company or trust, you confirm you are allowed to agree on its behalf.

1. The short version

• Our films are AI-assisted. We create camera movement from still photos. Nobody films at your home. A person checks every clip against the source photo.
• You pay once. You get a broad, lasting right to use your films to promote your property.
• You confirm you have the right to use the photos we work from.
• You check the film is a fair picture of your home before you publish it.
• Our guarantees are in the Refund & Guarantee Policy. We do not promise bookings, revenue or ranking.
• We are not affiliated with Vrbo or Expedia Group.

2. If we sent you a preview

We may have made a short preview film of your home and sent you a private link before you ever contacted us. Here is what that means.

• We made it from the photos and details on your public listing. We found your contact details through public property records and a commercial data provider. Our Privacy Policy explains this in full.
• You have not ordered anything and owe us nothing.
• The page is private. It has a random address, is not listed in search engines, and we do not show it to anyone else.
• You can have it removed at any time with the "Remove this page" link on the page. We delete the page and the preview, and we stop contacting you.
• If you do nothing, we remove the preview about 60 days after we made it.
• If you own the copyright in a photo we used and want it removed, use the same link or email us. We act on these requests within one business day.

3. What you are ordering

Your order includes the items shown on your offer page at the time you pay. Films are about 1.5 to 2 minutes long, in 1080p, in horizontal and vertical formats, unless your offer page says otherwise.

The photo audit and the welcome-email template are suggestions only. Use your own judgement.

These are not included: posting to social media, advertising cuts, writing listing copy, or uploading anything to Vrbo or another platform for you. We never ask for your platform passwords. Please do not send them.

4. How it works and how long it takes

1. You pay at checkout. You can send instructions and extra photos.
2. We choose and order the photos, plan each shot, animate it with AI video tools, and review every clip. We remake or drop any clip that misrepresents your home.
3. We edit the film, add captions from your listing details, and add an instrumental soundtrack.
4. We send you a first draft by private link.
5. You approve it or ask for changes. When you approve, we send the final files by download link. Approving or downloading any version ends the money-back guarantee (see the Refund & Guarantee Policy).

We aim to send the first draft within 72 hours of your order, or 24 hours with the expedite upgrade. The clock starts when we have your payment and anything we asked you for. These are targets, not guarantees, except as the Refund & Guarantee Policy says for the expedite fee.

Download your final files and keep your own copies. Download links stay active for at least 30 days.

5. Price, payment and tax

The price is the amount shown at checkout, in US dollars, paid once through Stripe. We never see or store your card number. Sales tax is added at checkout where the law requires it. Stripe emails your receipt.

6. Guarantees and refunds

Our three guarantees, and how cancellations and refunds work, are set out in the Refund & Guarantee Policy. That policy is part of these terms.

7. What you confirm to us

When you order, you confirm that:

• you own the property or are authorised to market it;
• you own the photos on your listing and anything else you send us, or you have permission from whoever does (for example, your photographer) for us to use them to make your films;
• the details on your listing and in your instructions are accurate;
• nothing you send us breaks the law or anyone else's rights.

You give us permission to use those photos and details to make, store, host and deliver your films. This includes any preview we made before you ordered.

8. Your rights to use the films

Once you have paid in full, you may use, copy, publish and share everything we deliver (films, short versions, soundtrack as part of the films, loop and GIF) to promote your property. This right is worldwide, has no time limit and has no extra fees. You may use the files on any platform, including Vrbo, Airbnb, Booking.com, your own website, social media, email and print.

• Others acting for you. Your property manager, co-host, agent or web designer may use the files to promote your property.
• If you sell the property. You may pass the files and these rights to the buyer.
• Editing. You may trim, crop or re-caption the films. If you edit a Vrbo edition, our Vrbo acceptance guarantee no longer covers it.
• What you may not do. Do not sell or license the files as stock footage or music, use the soundtrack separately from the films, or use the films to promote a different property.

This is a non-exclusive licence, not a transfer of ownership. We explain why below. We will not license your film to anyone else.

A plain note on AI and copyright. Under current US law, material generated by AI tools may not be protected by copyright. We give you all the rights we are able to give, but we cannot promise that you or we could stop someone else from copying the films. The soundtrack is generated for your film under a commercial plan with our music provider. We cannot promise that no similar-sounding track exists.

If you receive a full refund, these rights end. Section 5 of the Refund & Guarantee Policy explains what to do then.

9. What we may do with your film

• Keep copies so we can make changes, re-send files and keep business records.
• Host your film page on simplerstories.com for at least 12 months from delivery. We will email you at least 30 days before we stop hosting it. You can ask us to take it down sooner.
• Re-point your QR code. On request we will point the QR code in your book-direct editions to a new booking link, for as long as we host your film page.
• Show your film as a sample only if you say yes. We will not use your film, your home or your name in our marketing unless you opt in. You can change your mind later and we will stop within 10 business days.

10. Accuracy: please check before you publish

We work to show your home as it is. AI tools can still get details wrong: a doorway that is not there, a changed sign, an altered view. Watch your film before you publish it and tell us about anything that does not match your home. We will fix it under our free-changes guarantee.

You are responsible for what you publish to guests. Vrbo and other platforms have their own rules about video and about AI-made content, and those rules change. Following them is up to you. Where a platform asks, or where a guest could be misled, say that the film was made from listing photos with AI-assisted camera movement.

11. What we do not promise

We do not promise more bookings, more revenue, a higher search ranking, or that any platform will accept or feature your film, apart from the specific Vrbo acceptance guarantee in the Refund & Guarantee Policy. Vrbo decides which accounts can upload video and when.

12. Using this website

Please do not: try to access pages or data that are not yours, guess or share preview links, copy the site or its sample films, interfere with how the site works, or use automated tools to collect content from it. The site and our branding belong to us.

13. Copyright and removal requests

If you believe something on our site uses your photos or other work without permission, email hello@simplerstories.com or use the "Remove this page" link. Tell us which page and which material, and how to reach you. We remove preview material on request within one business day, without asking you to prove anything first.

14. Our responsibility to you

We will do the work with reasonable care and skill. Beyond that and our written guarantees, the site and our work are provided "as is", and we make no other warranties, including implied warranties of merchantability and fitness for a particular purpose, to the extent the law allows.

To the extent the law allows:

• our total liability for any claim about an order is limited to the amount you paid for that order;
• we are not liable for lost bookings, lost profit, lost data, or other indirect or consequential losses.

Nothing in these terms limits liability that cannot be limited by law.

15. Your responsibility to us

If someone brings a claim against us because photos or information you supplied infringed their rights, or because you used the films in a way these terms do not allow, you agree to cover our reasonable costs and losses from that claim. We will tell you promptly and let you take part in the response.

16. Changes and ending

We may update these terms. The version in force when you placed your order applies to that order. For the website, the current version applies from the date at the top.

We may refuse or cancel an order before work starts and refund it in full. If you seriously break these terms (for example, a payment reversal that is not justified), we may suspend your film page and your rights to use the films until it is put right.

17. Law and disputes

Texas law governs these terms. If we have a disagreement, please email us first. We both agree to try to settle it informally for 30 days. After that, any claim must be brought in the state or federal courts in Travis County, Texas, or in small-claims court where you live if the claim qualifies.

18. General

These terms, the Refund & Guarantee Policy and your offer page are the whole agreement between us about your order. If a court finds part of these terms unenforceable, the rest still applies. If we do not enforce a term once, we can still enforce it later.
